Week 1: Site Setup & Strip-Out

  • Site possession and mobilisation
  • Set up hoardings, welfare facilities, and access routes
  • Strip-out of existing finishes, partitions, MEP fixtures
  • Initial surveys (MEP, asbestos, structural, etc.)

Week 2: Base Build Works Begin

  • Floor preparation (leveling, screeding if required)
  • Initial layout markings and coordination
  • Commence first fix MEP (mechanical, electrical, plumbing)
  • Installations of risers, containment, and floor boxes
Week 3: MEP & Ceiling Framework

  • Continuation of first fix MEP
  • Ceiling grid framework installation
  • Fire stopping around risers and penetrations
  • Start framing internal partitions

Week 4: Partitioning & Joinery Prep

  • Installation of plasterboard and glazed partitions
  • Door frames and access control rough-in
  • Kitchen base units and feature joinery framework
  • Coordination of AV/IT routes
Week 5: Decoration & Second Fix MEP

  • Painting and decorating works were completed across key areas
  • Floor finishes such as carpet tiles, LVT, and ceramic tiles were installed
  • MEP second fix included light fixtures, power outlets, and switches
  • HVAC elements such as grilles, thermostats, and ceiling-mounted units were installed

Weeks 6: Partitioning & Joinery

  • Internal partition walls (plasterboard, glazed)
  • Door frames, acoustic insulation
  • Tea point or kitchenette joinery
  • Bespoke joinery (booths, feature walls)
Weeks 7–8: Finishes

  • Decoration and painting
  • Flooring installation (carpet, vinyl, timber)
  • Ceiling tiles and lighting installation
  • AV & IT cabling
  • MEP second fix (fittings, HVAC units, controls)

Week 9: Furniture & Detailing

  • Delivery and installation of desks, chairs, storage
  • Blinds, artwork, and signage installation
  • Final styling and detailing

Week 10: Testing, Commissioning & Handover

  • Fire alarm and life safety testing
  • MEP commissioning and system balancing
  • Deep clean, snagging resolution
  • Client walkthrough and final handover (O&M manuals, keys)
